SDLT Calculator is a free online tool to help property buyers in England and Northern Ireland estimate their Stamp Duty Land Tax (SDLT). SDLT is a tax administered by HM Revenue and Customs (HMRC) and is payable when you purchase property or land above certain thresholds. We also provide a LBTT calculator for Scotland and an LTT calculator for Wales.

Our calculator supports the three main buyer types: first-time buyers (with relief up to £500,000), home movers purchasing a main residence, and buyers of additional properties such as buy-to-lets and second homes. We use the official SDLT bands effective from 1 April 2025 and show a band-by-band breakdown plus total tax and effective rate.
